1. Acceptance of Terms

These Terms of Service ("Terms") constitute a legally binding agreement between you and Stricent Technologies Pvt Ltd ("Company", "we", "us") governing your access to and use of the Find2Let mobile application ("Service"). By registering an account or using the Service, you confirm that you are at least 18 years of age and have the legal capacity to enter into this agreement.

2. Description of Service

Find2Let is a digital rental marketplace that connects property owners (landlords) with prospective tenants in India. The platform enables owners to list residential and commercial properties, and enables tenants to discover, search, and contact owners directly — without brokers or intermediaries.

Find2Let acts solely as a technology platform and is not a party to any rental agreement between tenants and owners.

3. User Accounts

To use Find2Let, you must register with a valid Indian mobile number or email address. You agree to:

• Provide accurate, current, and complete registration information
• Keep your account credentials confidential and not share them
• Notify us immediately of any unauthorised use of your account
• Use only one account per individual or business entity
• Not create accounts using false identity or impersonation

We reserve the right to suspend or terminate accounts that violate these Terms.

4. Tenant Obligations

As a tenant using Find2Let, you agree to:

• Use contact information shared by owners solely for rental enquiry purposes
• Not harass, threaten, or misuse communication with property owners
• Maintain an active subscription to access owner contact details
• Not share or resell owner contact details obtained through the platform
• Not misrepresent yourself or your rental intentions during enquiries
• Report any suspicious or fraudulent listings to our support team

5. Owner / Landlord Obligations

As a property owner listing on Find2Let, you agree to:

• List only properties that you legally own or are authorised to rent
• Provide accurate descriptions, photographs, and rental details
• Not list properties that are involved in legal disputes or subject to encumbrances
• Respond to genuine tenant enquiries in a timely and professional manner
• Not engage in discriminatory practices on the basis of religion, caste, gender, or nationality
• Remove listings promptly when a property is no longer available
• Obtain necessary permissions before listing commercial properties

Owners acknowledge that listings are subject to admin verification before going live.

6. Payments & Subscriptions

• Tenant Plans — Every tenant gets 10 free direct owner contacts (call or WhatsApp) per calendar month. Subscribing for ₹99/month unlocks unlimited contacts. Subscription fees are non-refundable once activated.
• Owner Plans — The first property listing is free for 30 days. Additional listings require a subscription of ₹99/month per listing. Boosting a listing costs ₹199/month.
• Auto-Renewal — Subscriptions do not auto-renew by default. Users must manually renew to continue access.
• Refund Policy — Payments are non-refundable. Exceptions may be considered at our sole discretion for genuine billing errors — contact support@find2let.in within 48 hours.

7. Prohibited Activities

You must not use Find2Let to:

• Post false, misleading, or fraudulent property listings
• Scrape, harvest, or systematically extract data from the platform
• Reverse-engineer, decompile, or tamper with the app or its systems
• Use bots, scripts, or automated tools to access the Service
• Transmit spam, phishing links, or malicious content
• Engage in money laundering or any illegal financial activity
• Post content that is obscene, defamatory, or violates third-party rights
• Attempt to gain unauthorised access to other accounts or systems

8. Intellectual Property

All content, features, and functionality of Find2Let — including but not limited to the app design, logo, text, graphics, and software — are owned by Stricent Technologies Pvt Ltd and are protected by Indian and international copyright, trademark, and intellectual property laws.

You are granted a limited, non-exclusive, non-transferable licence to use Find2Let solely for its intended purpose. Nothing in these Terms grants you any ownership rights in the platform.

9. Disclaimer of Warranties

Find2Let is provided "as is" without warranty of any kind. We do not warrant that the Service will be error-free or uninterrupted, that property listings are accurate or verified at all times, or that the platform will meet your specific requirements.

We are not responsible for the conduct of any user, tenant, or property owner on or off the platform. All rental transactions, agreements, and disputes are solely between the tenant and owner.

10. Limitation of Liability

To the maximum extent permitted by applicable Indian law, Stricent Technologies Pvt Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from use of the Service, unauthorised access to your account, any rental agreement or dispute between users, or fraud/misrepresentation by another user.

Our total cumulative liability to you for any claim shall not exceed the amount you paid us in the 3 months preceding the claim.

11. Governing Law & Disputes

These Terms are governed by the laws of India. Any disputes arising under these Terms shall first be attempted to be resolved through mutual discussion within 30 days. If unresolved, disputes shall be subject to the exclusive jurisdiction of the courts located in India.

For disputes related to consumer rights, you may also approach the appropriate Consumer Disputes Redressal Forum under the Consumer Protection Act, 2019.

12. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify you of material changes via in-app notification or email at least 7 days before they take effect. Your continued use of Find2Let after changes constitutes acceptance of the updated Terms.

13. No Real Estate Brokerage or Agency Relationship

Find2Let is a technology platform that provides search, listing, and direct-contact tools. It is not a real estate agent, broker, property dealer, or property manager under the Real Estate (Regulation and Development) Act, 2016 (RERA), any State Real Estate Agents Act or Rules, any Rent Control Act, or any other applicable law in any State or Union Territory of India, and this position applies uniformly across India regardless of state-specific real estate agent registration or licensing requirements.

• Find2Let does not negotiate rent, security deposit, or any term of tenancy on behalf of any tenant or owner.
• Find2Let does not collect, hold, or have custody of any rent, security deposit, brokerage, or commission relating to a tenancy between users.
• All fees charged by Find2Let are flat-rate subscription or listing fees for access to the platform and contact details, as disclosed in Section 6 (Payments & Subscriptions) above. These fees are fixed in advance, are charged irrespective of whether a tenancy is concluded, and are never contingent on or calculated as a percentage of rent, security deposit, or any rental transaction value. They therefore do not constitute "brokerage" or "commission" under any applicable law.
• No agency, partnership, franchise, or employment relationship is created between Find2Let and any user by virtue of using the Service.
• Listing verification performed by Find2Let is limited to basic information checks and does not amount to legal title verification or due diligence on any property.

This position — a fixed platform fee for access to the Service, as opposed to a transaction-based brokerage fee — is consistent and uniform for every user, in every State and Union Territory of India, and has applied since Find2Let's launch. It forms part of our permanent business model and is not a transaction-specific arrangement.

You agree that any claim, demand, or dispute raised by a third party — including any broker, brokers' association, or trade body — alleging circumvention of applicable brokerage, agent-licensing, or real estate regulations in connection with your use of the Service, shall be your responsibility, and you agree to indemnify and hold Find2Let and Stricent Technologies Pvt Ltd harmless against any such claim, to the extent permitted by law.
